Essential Do's and Dont's for Attending an Open House

There you are: Fully caffeinated and on your way to tackle several open houses this weekend. There’s a lot to see out there! Here are a few tips for how to best strategize your search and some etiquette reminders before you walk through the door.

BE NICE.

This might seem obvious, but it can often be forgotten! Yes, you might be triggered emotionally when you see something in a house that you don’t like, but be aware that even if this house isn't for you, that the listing agent is taking mental notes. You don't want them to remember you negatively for any future listings. If you don't have anything nice to say, wait until you're in the car. And don't be too excited either, as this compromises your agent's negotiating power. Be aware that the listing agent is reporting back to the seller regarding your behavior.

SAY HI.

When you enter each home, be sure to introduce yourself (to the agent hosting the open house). If you’re working with an agent, be sure to mention it. If you have a local agent, mentioning your agent by name is helpful.

WANT TO TAKE A PHOTO? ASK PERMISSION.

It’s always a good idea to ask the agent before you take any photos or videos. Some agents and owners are sensitive about images of their home, and better to err on the safe side.

DON'T GIVE ANYTHING AWAY.

Utilize your agent to represent you when discussing price, lending, and anything related to the listing. Take notes on your phone or a notepad. This will help refresh your memory after you’ve left, especially if you’re attending a long list of open houses.

DON'T ASK ABOUT REPAIRS.  

Regardless of when a home was built, you might see a few things that are in need of repair. Leave that to your agent. They’ll understand how to approach the topic (and how to present you, the buyer, in the best light).

DON'T SHOW UP EARLY OR LATE.  

Just like a party, getting there too early will not earn you any brownie points. Neither will showing up too late! Be aware of the seller and listing agent's time. Take a few minutes to estimate travel time and give yourself a cushion.

LET YOUR AGENT KNOW YOU'RE INTO IT!
